If you are buying a house, we will give you the benefit of our extensive experience by advising you on the price which you offer for the property. The Seller of the property (or the Estate Agents) should provide you with a document called a Home Report which is required by law in most residential property sales. 

The Home Report provides buyers (and sellers) with better information about the condition and value of properties. The Report is a pack of three documents, namely a Single Survey, an Energy Report and a Property Questionnaire. The Single Survey provides buyers with better information about the condition and value of a property before the buyer makes an offer to purchase. Once you decide how much to offer for the property, we will then prepare and submit a detailed written Offer in suitable legal terms on your behalf and thereafter take steps to complete the purchase as quickly as possible. 

If you are selling a house, our trained property staff can help you by providing advice on all aspects relating to the marketing of your property. As indicated above, all sellers who wish to put their house on the market must obtain a Home Report before the property is marketed to provide, upon request, a copy to prospective buyers. There are a number of exceptions to the requirement to provide a Home Report, including new housing, mixed sales and houses that have been converted. However, the vast majority of houses which are advertised for sale on the open market will require a Home Report before the property can be advertised for sale. The costs of the Home Report will require to be met by the seller and this additional cost will require to be factored into the overall costs of selling your home. The more information you provide us with, the more accurate the fee quote is likely to be. You will want to budget for every planned expense in buying or selling a house. We will try to anticipate the likely expenses payable although some expenses imposed by the Government or outside agencies, such as the costs of registering deeds in the Land Register, stamp duty, etc, may increase from time to time and the level of these expenses cannot, therefore, be guaranteed.
